This building is designed to provide a courtyard atmosphere which creates a central access point to both buildings. The strategic positioning on the site allows for ease of ingress and egress to the adjoining Masthead and Rutledge streets without congestion or confusion. The three story building is fully sprinkled and contains approximately 91,884 rentable square feet. In keeping with the architectural style of the area, the design is modern and maximizes the use of glass and natural daylight. The building is a steel framed structure with an exterior EFIS veneer and utilizes stone and tile veneers to enhance the building’s appearance and create interesting textures and shadow reveals. To meet the climatic requirements of Albuquerque sunshade devices, aluminum windows and storefront systems with insulated glass panels are used to minimize sun exposure and heat gain without compromising the views to the Sandia Mountains. The insulated glazing on both the ground and the second level will stretch from the floor to a height of 9′. The ceiling height is 9’6″ on all three levels.
